Conceptualised and developed by Morgan Creek Properties in 2000, who envisioned a country estate with an equestrian theme. Kirtlington Park is situated adjacent to the well-known Camp Orchards health hydro in the Upper Highway Area of KwaZulu Natal, and is of the country's most sought-after residential developments, known for its spaciousness and large individual stands, along with its exclusively designed homes.

Today there are 120 houses, separated by indigenous forest areas, paddocks and bridal paths, with a large equestrian section consisting of 28 stables, a dressage arena, jumping arena, grooms quarters, clubhouse and tennis court.

Kirtlington has three phases, with Kirtlington Ridge (off Surprise Ridge Road, with a separate gate entrance) being part of Phase 3. An additional section, Kirtlington Green, was built near the stables - these are smaller properties positioned around a central communal "green".

A stream runs through the estate, ending in a small dam with a picnic area. Intensive eradication of alien plants and restoration of forests has resulted in an abundance of birds and wild animals - duikers, bushbuck, mongoose, monkeys and genets, to name a few.

Matters of Ownership
Kirtlington is a Sectional Title Development Scheme, which provides for separate ownership of property by an individual. These scheme falls under the control of the Body Corporate, a collective name given to all owners. When buying into a Scheme such as Kirtlington Park, owners undertake to uphold the rules and regulations detailed in the Conduct Rules. The cost of running the Scheme must be paid by owners in the form of a month levy which includes: security, repairs and maintenance of common property, Estate Manager and staff, garden maintenance and building insurance.

Safety and Security
Residents are free to walk to or from friends homes or take leisurely strolls with the children at all times, as comprehensive security measures have been taken to provide peace of mind for all Kirtlington Park residents. There is an electrified security fence with a computerised access control, security cameras and a team of uniformed security guards, providing fence monitoring, access control and patrolling duties 24 hours a day.

Pets
A maximum of two pets are allowed subject to the written approval of the Body Corporate. Standard Estate fencing and weld-mesh as detailed in the specification is required for the property of all dog owners. Cats are required to wear collared bells. Cats and dogs must wear I.D. tags with unit and contact telephone numbers. The onus of pet control lies solely with the owner. Horses are permitted in terms of the Equestrian Owners rules.
